TERMS & CONDITIONS
A Villa Contract must be Accepted, Signed & Returned accompanied with the relevant deposit to confirm Villa Reservation.

VILLA RENTAL DATES, PRICE & DEPOSIT

Maximum Capacity of Villa is 8 Persons inclusive of Children.

Amount of Adults & Children (under 12) must be confirmed at time of reservation.

Villa number will be confirmed at time of reservation.
-
Dates are non transferable. Rates are correct as of time of booking.

50% Of Total Amount of Villa Rental is due as a deposit to confirm reservation.
-
Reservation will not be confirmed until deposit is received, therefore may be bookable to other guests.

Remaining balance is due 8 weeks prior to arrival date. If remaining balance is not received in this time then booking will be cancelled & initial deposit will not be refunded.
SECURITY DEPOSIT/CLEANING FEES
-
An inventory of all Villa items is conducted prior to & after Villa Rental. A Security/Damage Deposit is required from Renters to cover any damages or missing items during Villa Rental Dates. If the cost of repairing damage or breakages is higher than the sum of the deposit, the tenant agrees to pay the difference. The damage deposit can in no way be considered as part of the rental price for the property.

The Total Amount of €1000.00 will be required upon Check in to Villas. Should Villa Renters not pay the Security Deposit then the Rental will not continue and no previous payments will be refunded.

Security Deposit can be paid via Credit Card which will be refunded back to Card up to 5 working days after departure less any damages/breakages.

Cleaning Fees of €275.00 per stay are payable in additional to Villa Rental Fees & due with the remaining balance ( 8 weeks prior to arrival).
CANCELLATION TERMS
-
50% of Total Villa Rental will be refunded if cancelled up to 8 weeks of arrival date.

0% of Total Villa Rental will be refunded if cancelled under 8 weeks of arrival date.
-
Bookings may be transferred to another available date if required within 6 months of original date of booking.
GENERAL TERMS
-
In no circumstances can the renter stay in the property after the expiration of the rental period, without the express permission of the owner. No modifications can be made to this contract without the express agreement of both parties.

Water and Electricity is included for duration of Villa Rental for stays of less than 1 calendar month.

Any Facilities which are available to Renters on the Las Colinas Estate, inclusive of the Club House, Restaurants, Mini Market, Golf Course, Beach Club, Pool and Sports Facilities are not included in the Villa Rental price and are an extra charge payable to Las Colinas, not The Hills Estates.

Only the amount of guests which have been booked are allowed to stay within the Villa.

VILLA RULES
​
To assure quality time in our Luxury Villas, “Respect” is an Olympic minimum. Renters must treat the Villa and Neighbours with Respect.
​
Compliance of the installed Villa rules some of which are in accordance to The Acacia Community Rules are mandatory whilst renting with The Hills Estates.
ANIMALS / PETS
-
No animals or pets under any circumstances are allowed into the Villas.
PARTIES
-
No parties or events under any circumstances are allowed at the Villas. Failure to adhere to this rule will result in Las Colinas Security being called and Renters being asked to leave the premises immediately with no refunds for stay.
NOISE
-
The sound of music, radios or TV should be set to a reasonable level not disturbing other Villas in accordance to Acacia Community Rules.
-
Absolute silence must be respected from 11.00pm to 7.00am in accordance to Acacia Community Rules.
CLEANING
-
Cleaning will take place on day of departure; however, renters must keep Villa as clean as possible during rental period.

Renters must ensure bins are emptied daily and taken to the bin area outside of the Acacia Community in accordance to Acacia Community Rules.

Should the renter wish to book a midstay clean, this must be booked with The Hills Estates prior to arrival. Payment of €275.00 Card Payment will be taken upon Check In.

Bedding and towels are included in Villa Rental Rates. Laundry Racks are provided in each Villa. Drying of laundry or towels should be done in a discrete way, non-disturbing for neighbours & respecting the look and feel the Acacia community in accordance to Acacia Community Rules.
BARBECUES (BBQ)
-
Renters are requested to be careful with gas bottles. They should be closed when the BBQ is not in use in accordance to Acacia Community Rules.

Villa BBQs must be cleaned by Renters prior to departure or a charge of €50.00 will come off Security Deposit.
POOL
-
The Villa has its own private pool. Renters must only use their Villa’s pool, not any neighbouring Villa Pool or the Pool upon entrance to the Acacia Community as this is only for the use of Apartments.

Renters must take care when using pool as the surroundings may become wet & slippery. No glassware is allowed by the pool. Children using the pool must be necessarily accompanied with an adult knowing how to swim. Renters must not sit on any of the internal Villa furniture in wet clothing.
PARKING
-
Renters can park their car only in the area that belongs to the booked Villa. Parking spaces of neighbours should be respected and not parked on in accordance to Acacia Community Rules. There is 1 space per Villa. Only 1 set of keys and gate remotes will be issued per Villa.
SECURITY
-
Smoking is not allowed inside the Villa.
-
Renters must ensure that all Villa doors are closed and locked each time they leave Villa.
